Protect Your Roof.Extend Its Life. Avoid Surprises.
A Preventative Maintenance Agreement (PMA) is a paid annual service that keeps your commercial roof performing at its best — through scheduled inspections, included minor repairs, and proactive care that prevents small problems from becoming expensive emergencies.
Most commercial roofs receive zero regular maintenance. The result is predictable: a $400 flashing repair that gets missed becomes a $6,000 interior damage event. Our PMAs change that equation entirely.
What Is a Preventative Maintenance Agreement?
A PMA is a proactive, paid service contract — not a break-fix arrangement. Instead of waiting for a leak to call us, you're on a scheduled program. We come to you on a regular basis, inspect every inch of your roof, take care of minor issues on the spot, clean the drains, remove debris, and leave you with a written condition report.
The minor preventative repairs included in every visit — resealing fish mouths, fixing popped seams, re-securing loose flashings, patching small tears, addressing sealant failures and bare spots — are the highest-value work in commercial roofing. Caught early, these are $0 add-ons during a scheduled visit. Left unaddressed, they become multi-thousand-dollar repairs or worse.
A PMA puts IGR Roofing in your corner year-round — watching your roof, catching problems early, and giving you the documentation you need to protect your warranties and your insurance claims.
What Your PMA Includes
Every PMA is customized based on your roof type, age, condition, and building needs. Annual or biannual — your call.
Annual or Biannual Comprehensive Roof Inspections
Your choice — annual or twice a year. Every visit covers the full roof: membrane condition, seam integrity, flashing details, drainage systems, penetration seals, HVAC curbs, and structural assessment. You'll receive a written report with photos after every inspection.
Minor Preventative Repairs — Included at No Extra Cost
This is what makes a PMA different from just an inspection contract. When our crew finds a fish mouth, a popped seam, a loose flashing, a small tear, a sealant failure, a small puncture, or a bare spot — we fix it on the spot, at no additional charge. Small problems fixed on site today prevent large repair bills next month.
Full Drain & Gutter Maintenance
Clogged drains are one of the top causes of flat roof failure. During every visit, we clear all interior drains, scuppers, downspout baskets, and gutters. We leave your drainage system completely clear — because ponding water is a roof's worst enemy.
Complete Roof Cleaning & Debris Removal
We remove all debris, organic buildup, and accumulated material from your roof surface during every scheduled visit. A clean roof drains better, performs better thermally, and is far easier to inspect for developing issues.
Post-Storm Inspections — Any Time Severe Weather Hits
Oklahoma weather doesn't follow a schedule. PMA clients receive post-storm inspections any time significant weather affects their building — not just during the scheduled visit. We document new damage quickly, which is critical for insurance claims and preventing small storm damage from becoming major leaks.
Warranty Compliance Documentation
Most manufacturer warranties require documented, professional maintenance to remain valid. Our written reports create the paper trail you need. If you ever file a warranty claim, our documentation proves the roof was properly maintained — which is often the difference between a paid claim and a denied one.
Every New Roof We Install Gets a PMA Recommendation
When IGR Roofing installs a new commercial roofing system, we always recommend starting a PMA from day one — and here's why: a brand-new roof is actually one of the best times to begin a maintenance program.
Manufacturer warranties on commercial roofing systems typically require documented, professional maintenance to remain valid. Without it, a warranty claim can be denied — even on a roof that's only a few years old. A PMA from the start creates the documented maintenance history your warranty requires, and keeps it intact for the full warranty term.
Beyond warranty protection, starting maintenance early catches installation-related issues while they're still under warranty, keeps drainage systems clear before problems develop, and establishes a baseline condition record for your roof from year one.
A new roof is an investment. A PMA protects that investment from the day it's installed.
What a PMA Does Not Cover
We believe in complete transparency. A PMA is a preventative maintenance program — not a blanket repair warranty. The following items fall outside the scope of a PMA and are handled as separate quoted repair or replacement projects:
When we identify work that falls outside your PMA during an inspection, we'll document it clearly, explain the scope, and provide a separate written proposal. You're never obligated to use us for larger repairs, but our clients typically do — because we already know their roof inside and out.
Managing Multiple Properties?
If you oversee a portfolio of commercial buildings, we offer consolidated maintenance programs that cover every property under a single agreement — with standardized reporting, coordinated scheduling, and volume-based pricing.
Need Enterprise-Level Service Commitments?
For larger organizations requiring formalized SLAs, priority response guarantees, and pre-negotiated terms across a complex portfolio, a Master Service Agreement may be the right fit.
