Modified Bitumen RoofingTough, Flexible & Time-Tested
Modified bitumen has been protecting commercial buildings for decades. It's a multi-layer flat roofing system built to handle real-world punishment — foot traffic, thermal movement, Oklahoma storms, and everything in between.
What Is Modified Bitumen?
Modified bitumen is an asphalt-based roofing system that's been reinforced with rubber or plastic polymers to improve flexibility and performance. Think of it as a next-generation version of traditional built-up roofing — it brings the waterproofing strength of asphalt together with the durability of modern polymer technology.
It's installed in sheets that overlap at the seams, creating a watertight membrane across the entire roof surface. The result is a tough, layered system that's been a reliable choice for flat and low-slope commercial roofs for over 50 years.
Like all commercial roofing systems, modified bitumen performs best with regular maintenance. Catching a small seam issue or drain blockage early is far less costly than letting it develop into a leak.
Benefits of Modified Bitumen Roofing
A proven system that delivers reliable protection for a wide range of commercial properties.
Multi-Layer Protection
Modified bitumen is installed in multiple layers, giving it exceptional redundancy. If the top layer is compromised, the layers beneath continue to protect your building.
Outstanding Durability
The rubberized asphalt in modified bitumen is engineered to flex and stretch, so it handles building movement, thermal expansion, and impact without cracking.
Extreme Temperature Performance
Modified bitumen holds up in both Oklahoma's scorching summers and cold winters. The modified polymers prevent brittleness in cold and softening in heat.
Easy to Repair
When damage does occur, modified bitumen is one of the more straightforward systems to repair. Patches bond well and repairs are durable when done correctly.
20–30 Year Lifespan
A properly installed and maintained modified bitumen roof can last 20–30 years, making it a reliable long-term investment for commercial properties.
Cost-Effective Mid-Range Option
Modified bitumen offers strong performance at a price point that sits between budget single-ply options and premium systems — solid value for the right building.
Installation Methods
A propane torch heats the underside of the membrane as it's unrolled, creating a strong bond to the substrate. The most common method.
Adhesives are used instead of heat — a good choice for occupied buildings or locations where open flame is restricted.
Peel-and-stick sheets that adhere without heat or adhesives. Faster to install and safer in certain conditions.
We'll recommend the right installation method based on your building type, existing roof condition, and any restrictions on the property. A free inspection gives us everything we need to make that recommendation.
Common Applications
Modified bitumen is a strong fit for a wide range of commercial property types.
Keeping Your Modified Bitumen Roof Performing
Modified bitumen is durable, but no roofing system maintains itself. Regular inspections catch the small issues — a lifted lap seam, a clogged drain, a failing pipe boot — before they become expensive problems. Most manufacturer warranties also require documented maintenance to remain valid.
Our Preventative Maintenance Agreements are built around exactly this — scheduled inspections, minor on-the-spot repairs, drain clearing, and complete documentation. It's the most cost-effective way to protect your roofing investment over the long term.
